A PERSONAL BELIEF · 教育理念

Chinese education is a bridge to culture, heritage and opportunity.

After six years of Chinese primary education, I chose to send all four of my children to Han Chiang Chinese High School so they could continue learning Chinese. I believe that a strong command of Chinese gives young people an important advantage — not only in communication, but also in understanding culture, heritage and the wider opportunities of a connected world.

“Language is more than a means of communication. It is a bridge to culture, heritage and opportunity.”

“语言不只是沟通的工具,更是一座连接文化、传承与机遇的桥梁。”

About Francis

One place for the different parts of my public life — business, education, community leadership and Hakka heritage.

From building homes to building communities

I have spent more than two decades in the construction and property industry in northern Malaysia, working across construction, project management and residential development.

My academic journey led to a Doctorate in Business Administration from Henley Business School, University of Reading, United Kingdom.

Beyond business, I have been actively involved in education and community organisations. I serve as a director in the Han Chiang education institutions in Penang and was elected President of the Malaysia Ka Yin Federation in 2026.

My work today brings together three long-term interests: building sustainable businesses, creating better living environments for young people and older people, and strengthening links between Malaysia, Meizhou and the wider Hakka community.

Building a better school environment

One of the community projects I am particularly proud of was helping to raise RM2.5 million for the construction of a new covered, air-conditioned school hall for SJK(C) Chung Hwa in Jitra, Kedah.

I served as the Head of the Building Committee and Fund-Raising Committee, bringing together community leaders, parents, alumni, donors and supporters to turn the project from an idea into a completed facility for the school.

The newspaper coverage recorded the fundraising achievement, while the completed building represents the more important outcome: a better space for students, teachers and the wider school community.

A recurring theme in my work Whether developing housing, creating student accommodation, supporting schools or planning senior living, I am interested in projects that leave a useful and lasting place for people.

Leadership & community

My current public work focuses on education, cultural continuity, youth engagement and stronger connections across the Malaysian and Hakka communities.

Construction & property development

Founder and Managing Director of Townscapes Builder Sdn. Bhd., with nearly three decades of experience in construction, project management and residential property development in northern Malaysia.

My professional journey has involved building homes, commercial projects and infrastructure, while learning that successful development is ultimately about creating places that people can live, work and grow in.

HOUSING DEVELOPMENT

Building communities, not only houses

Residential development has been an important part of my career. I remain interested in practical housing solutions, project feasibility and creating better environments for families.

Good development is not simply about the building. It is about how people use the space, how families live together and how a property performs over time.

PEIDZ · PENANG

PEIDZ Student Residence

About a decade ago, I founded PEIDZ after my eldest daughter entered Han Chiang High School. I wanted to create the kind of safe, comfortable and well-managed student accommodation that I would want for my own children.

PEIDZ has continued to operate and grow, with an increasing number of students choosing to stay with us. The experience has taught me that accommodation is not merely a property business — it is part of a young person's education, wellbeing and daily life.

My belief: every student deserves a safe and comfortable place to live so that they can concentrate on learning and develop with confidence.

Learning, leadership and lifelong connections

My professional journey has always been closely connected with learning — from construction and project management to doctoral research and lifelong engagement with the Henley community.

HENLEY BUSINESS SCHOOL · UNIVERSITY OF READING

A doctorate that shaped my thinking

I completed my Doctorate in Business Administration at Henley Business School, University of Reading, United Kingdom, with research connected to construction organisations, project management and housing development in Malaysia.

My academic journey has remained part of my professional life. I value evidence, continuous learning and the exchange of ideas across generations and across countries.

My connection with Henley continues through the alumni community, including the Kuala Lumpur alumni reception in August 2024.

Education & community

Education has been another important part of my public life, alongside my professional work.

HAN CHIANG · PENANG

Serving the Han Chiang education community

I serve as a Director of Han Chiang Private University College, Han Chiang Private High School and SJK(C) Han Chiang in Penang.

My involvement in education reflects a long-standing belief that schools and universities do more than provide academic knowledge. They shape character, create opportunities and connect generations.

After six years of Chinese primary education, I sent all four of my children to Han Chiang Chinese High School so they could continue learning Chinese. I believe a good command of Chinese gives the younger generation a significant advantage — opening doors to culture, heritage, communication and opportunity.

It is especially meaningful to contribute to an institution that has been part of the Chinese Malaysian education landscape for generations.

Exploring where we came from, why our ancestors left, and how the next generation can remain connected to that story.

From Nanyang back to Songkou

My first visit to Songkou left a deep impression on me. It is an ordinary-looking place, yet it carries extraordinary history — a reminder of the courage of our ancestors who left everything behind and embarked on a journey to Nanyang.

HAKKA JOURNEY · 客家之旅

Songkou, Meizhou · 梅州松口

Tracing the journey of our ancestors

My first visit to Songkou left a deep impression. It is an ordinary-looking place, yet it carries an extraordinary history. Our ancestors once stood here before leaving their homes and embarking on a difficult journey to Nanyang.

For me, visiting Songkou is more than a journey to a historic town. It is a way of reconnecting with our Hakka roots and understanding the courage, uncertainty and hopes that shaped the overseas Chinese communities of Southeast Asia.

今天重回这片土地,让我更深地感受到自己与梅州、蕉岭以及客家先辈之间的联系。

Connecting with Jiaoling's heritage

My journey in Meizhou also brought me to Jiaoling, where history, family roots and overseas Chinese connections remain closely intertwined.

During the visit, I visited the ancestral home associated with Professor Qiu Chengtong (丘成桐) in Yangyin Village and attended the Mid-Autumn cultural programme celebrating Qiu Fengjia (丘逢甲). These encounters added another meaningful dimension to my understanding of Jiaoling and the wider Hakka heritage.
